Commercial & Residential Virtual Tours

In my opinion, slideshow tours are not true virtual tours. In fact, it takes the consumer more time to watch one than it does to look at the individual photos. They also show only a fraction of a room, and do not give the viewer an accurate idea of the room layout. That being said, I offer two types of panoramic virtual tours;

1) Full Screen High Definition - up to 7 scenes and 5 photos - $175.00 (includes hosting for the life of the listing).

2) Tours for your subscription to Tourfactory or Visual Tours - up to 7 scenes and 5 photos - $125.00

Note: There is also a $20 fee charged by Realtor.com to attach the tour to non-showcase listings.

Bad listing photos probably do more harm than good.What is a bad listing photo? Here is what I

see on a regular basis:

• too dark

• color cast (often yellow)

• blurry

• shot not composed properly (i.e., the photo of the master bedroom is of the bed!)

• distorted - using a wide angle lens while not knowing how

Most Realtors that I know don’t have the time or the desire to learn how to take great photos, yet representing the listing in an attractive and eye catching way is so important! This is why I offer the following photography services:

10 photos in both web and print resolution - $60

20 photos in both web and print resolution - $95

Photos will be enhanced in Photoshop to ensure they look their very best!

Note: I will go anywhere to do virtual tours and/or photography, but there may be an additional (and reasonable) mileage charge, depending on the distance the property is from Kerrville.
